Founded by Aishwarya Salagare and Gurvind Ghai, with backing from IIT and IIM alumni, DOVAǪ describes itself as AI-native rather than AI-assisted. That distinction matters more than it might sound. DOVAǪ’s founders say they built the company the other way around, treating artificial intelligence as the infrastructure the business runs on, not a feature added for polish.
The timing is not incidental. The UAE has spent close to a decade building toward this moment, starting when it appointed Omar Al Olama as the world’s first Minister of State for Artificial Intelligence at just 27 years old. That early bet has since grown into a multi-billion-dollar national strategy spanning infrastructure, capital, and talent. A market that has been quietly assembling the ingredients for AI-native industries for years was always going to produce a real estate company willing to test the theory in property.

What makes this worth watching from a data perspective is the specific mix of capabilities DOVAǪ is pointing to: smart matching, automated valuations, and predictive intelligence drawn from real-time transaction data. None of these are new concepts individually. What is less common is a brokerage attempting to make them the operating core of the business rather than a marketing layer sitting on top of conventional brokerage work. If the model holds, it suggests a shift in how value gets created in property services, from relationship-driven deal flow toward systems that can read patterns across a market faster and more consistently than any individual agent.
The next edge in Dubai real estate won’t belong to whoever has the most listings. It will belong to whoever has the smartest systems reading them.
That framing, offered by DOVAǪ’s own founders, is worth sitting with. Data does not remove judgment from housing decisions, it improves it, and a market as closely tracked as Dubai’s, with its high transaction velocity and international buyer base, is fertile ground for testing whether predictive intelligence can genuinely outperform instinct at scale. The real signal to watch over the coming months will not be DOVAǪ’s marketing language but whether its automated valuations and matching systems produce measurably better outcomes than traditional brokerage methods once enough transaction data accumulates.
For now, DOVAǪ stands as an early, concrete example of a national AI strategy translating directly into a property services model. Whether it becomes the benchmark it aspires to be will depend on the numbers it generates, not the ambition behind them.
